Acreage alone is not a price. Density, stem size, terrain, rock, access, retained trees, travel, and finish standard influence production.
Forestry mulching in Vermont is priced by the day, not by the acre, because a day covers wildly different amounts of ground depending on what is on it. A crew day processes somewhere between roughly a third of an acre and an acre and a half. Light scattered saplings on flat, dry, open ground sit at the top of that spread; a tangled stand with six-inch stems on a side slope, with trees to work around and rock underneath, sits at the bottom. The practical consequence is that acreage alone cannot produce a number. Divide the parcel into blocks that actually resemble each other, price each block, and identify which block is driving the mobilisation. Then ask what discoveries would change the price — wire, ledge, wet ground, larger stems — and how those get authorised.

Price the unknowns, not only the acreage
Divide the parcel into production blocks instead of averaging unlike ground. A light field edge, dense sapling patch, wet pocket, rocky bench, and selective house buffer may have different rates. Ask which block controls mobilization and which discoveries would change the price.
Build a comparable scope with acres or corridor dimensions, density bands, largest stems, slope, rock, wetness, access, retained trees, material outcome, mobilization, and finish.
A low range based on open, flat, clean ground should not be applied to tangled growth on a rocky side slope with a narrow approach.
Collect evidence from the property
Send one marked aerial, a map pin, a photo from the equipment approach, wide views from both directions, a close view of typical density, the largest stem beside a tape or familiar object, slope and wet-ground views, gates, turns, overhead clearance, and anything the machine must avoid.
The sequence, in order
- Walk the parcel and mark block boundaries where the ground genuinely changes.
- For each block, record acreage, typical stem size, largest stem, slope and ground condition.
- Photograph the largest stem in each block with a tape beside it.
- Note the access route: gate width, first turn, bridge, overhead clearance, staging area.
- Decide the finish standard for each block, in measurable terms.
- Ask which block controls mobilisation, and what discoveries would trigger a change order.
The order is the useful part. Every one of the failures in the next section is a step from this list taken out of sequence or skipped entirely.
What goes wrong
- Averaging unlike ground into one per-acre number.
- Pricing from an aerial that does not show stem size.
- Leaving the finish standard as "clean it up".
- Forgetting that transport is a fixed cost that a small job cannot spread.
