Read the Waterbury elevation overlay before a site opening

For an illustrative Waterbury comparison, a proposed clearing at 1,250 feet falls between the overlay’s 1,200- and 1,500-foot elevations, while a site-preparation area at 1,550 feet is above the major-development line described in Article X. A contour estimate is a screening step, not the final survey. Give the reviewing office the whole access route and clearing envelope if the work crosses either elevation.

The Waterbury forest-plan exception in the cited text concerns prescribed treatment under an approved plan for enrolled land. It does not mean that any wooded parcel in Current Use may be cleared for a building. Ask the county forester and Town to distinguish the planned forest treatment from the new development objective.

Put the approved prescription and retained vegetation into the cutting scope.

Waterbury clearing quantities and the accepted finish

Waterbury also has newer phase-one village bylaws, so identify the current governing district and text with the zoning office. Ground below the hillside overlay is still subject to other applicable rules. A landowner should not interpret an elevation of 1,150 feet as permission to clear, nor copy Waterbury’s bands onto a nearby Stowe parcel.

Before quoting Waterbury equipment access, mark where the proposed approach enters the higher-elevation work area and whether any new road preparation is included. Keep the clearing stage, root removal and final road or building surface separate in the price. If the DRB changes the envelope, revise those quantities before mobilization rather than treating the original acreage as the approved scope.
