Read Charlotte’s March 2026 rules before widening a clearing

Charlotte’s adopted book has separate sections for steep slopes, surface waters and wetlands, road and driveway access, and stormwater management and erosion control. A clearing estimate should show which later use it prepares for. Opening a view, making a maintained field and cutting a building-access corridor may use similar equipment while reaching different provisions of that book.

The Town’s 2026 map set separates water and flood hazards, wildlife habitat, conserved public lands, and local and state possible constraints. Use those maps to prepare the clearing question, then ask for the actual parcel determination. A colored planning-map polygon does not establish a surveyed wetland edge or permit a machine track through the vegetation beside it.

For an illustrative Charlotte opening, an 80-by-120-foot rectangle is 9,600 square feet. A separate ten-by-100-foot access strip adds 1,000 square feet before any overlap is deducted, producing 10,600 square feet in the simple nonoverlapping example. That is a quantity illustration, not a Charlotte permit threshold.

Draw the real access and retained screening so the zoning office and contractor review the same proposed disturbance.

Charlotte clearing quantities and the accepted finish

Charlotte’s site-plan standards link the development layout with topography, soil and vegetation to minimize clearing and grading. If the designer relies on an existing hedgerow to screen the proposal, put that hedgerow into the contractor’s retained-vegetation drawing. Ask where the trailer unloads and chips remain so those activities do not remove the screening that supported the application.

For Charlotte shoreland or steep-ground work, keep the applicable review response with the measured cutting envelope and distinguish any technical tree pruning from understory processing. Price stump removal, fill and a finished lawn separately where those are requested. Confirm the approval for the intended final use before paying for an opening that cannot lawfully support it.
