Hinesburg’s open-space acreage is not the clearing allowance
A Hinesburg proposal can show substantial open land without satisfying the required open-space calculation. The cited September 2025 rules exclude specified steep ground, flood areas, wetlands and buffers from that count. Have the designer label which land actually qualifies before a clearing contractor prices an opening on the excluded part.
For a hypothetical Hinesburg subdivision sketch with ten acres labeled open, suppose four acres are in categories the regulation excludes from the applicable open-space count. The remaining arithmetic is six acres, before any other district test. The example does not establish a required percentage; it shows why clearing quantities must follow the approved master plan instead of the total open-looking area.
Hinesburg clearing quantities and the accepted finish
Where a Hinesburg forest district protects connected blocks over 25 acres, show the existing connection and the proposed equipment access before marking a broad cut. A narrow access prescription and a new development gap can have different consequences. Ask the Town which connectivity and working-forest provisions govern the parcel’s district and later use.
The Hinesburg clearing proposal should carry the master-plan work envelope, trees to retain, drainage controls and the future soil condition. Keep invasive reduction, timber removal and development preparation distinguishable in the contract. If the master plan changes during review, remeasure the clearing area and revise the quote rather than assuming the machine can simply work wherever the vegetation appears similar.
